No es un derrumbe ni un dato para alarmarse, pero s\u00ed muestra un <b>claro ajuste que habla de un mercado de que dej\u00f3 de recuperarse al ritmo que lo ven\u00eda haciendo<\/b>. <\/p>\n<p>De acuerdo a un informe elaborado por la <a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/precios-de-las-propiedades-las-zonas-en-las-que-mas-subieron-y-la-brecha-que-existe-entre-un-dos-y-nid27012026\/\" target=\"_blank\" rel=\"noreferrer\" title=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/precios-de-las-propiedades-las-zonas-en-las-que-mas-subieron-y-la-brecha-que-existe-entre-un-dos-y-nid27012026\/\">plataforma inmobiliaria Zonaprop<\/a>, en base a sus publicaciones, <b>de los 59 barrios relevados en GBA norte, 33 registraron ca\u00eddas en el valor de publicaci\u00f3n<\/b> de <a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/\" target=\"_self\" rel=\"\" title=\"https:\/\/www.lanacion.com.ar\/propiedades\/\">departamentos <\/a>en venta respecto al mes anterior. En otras palabras, <b>el 55,93% ajust\u00f3 a la baja.<\/b> <\/p>\n<p>El dato convive con otro fen\u00f3meno: <b>el precio medio del metro cuadrado se mantiene estable desde diciembre en US$2368<\/b> y acumula una<b> suba interanual del 6,6%<\/b>. Es decir, los valores no se desploman, pero la oferta se est\u00e1 ajustando.<\/p>\n<p><a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/casas-y-departamentos\/los-cambios-del-proyecto-de-reforma-laboral-que-afectan-al-mercado-inmobiliario-nid12022026\/?activate-overlay=true\">Los cambios del proyecto de reforma laboral que afectan al mercado inmobiliario<\/a><\/p>\n<p>En n\u00fameros concretos, un <b>departamento de dos ambientes <\/b>en GBA norte se ubic\u00f3 en enero en torno a los <b>US$116.367<\/b>, mientras que uno de<b> tres ambientes en US$177.055<\/b>. Es importante aclarar que estos valores corresponden a un promedio de unidades a estrenar, en pozo y usadas, por lo que se pueden encontrar inmuebles tanto por encima como por debajo de esos precios. <\/p>\n<p>En cuanto a las<b> zonas que presentan los valores m\u00e1s altos <\/b>se encuentran: <b>La Lucila<\/b>, con <b>US$3818\/m\u00b2<\/b>. Le siguen<b> Vicente L\u00f3pez (US$3541\/m\u00b2) <\/b>y<b> Olivos (US$3148\/m\u00b2)<\/b>. <\/p>\n<p>Mientras que, en el extremo opuesto, Barrio Infico encabeza la lista de los m\u00e1s accesibles con US$920\/m\u00b2, seguido por Jos\u00e9 C. All\u00ed <b>el valor de venta creci\u00f3 0,2% <\/b>el primer mes del 2026 con respecto al mes anterior y el <b>metro cuadrado se ubic\u00f3 en US$1642<\/b>, con un<b> alza interanual del 2,1%.<\/b><\/p>\n<p>En este caso un <b>dos ambientes cuesta en promedio US$83.442 <\/b>y un<b> tres ambientes US$117.126<\/b>. Trist\u00e1n Su\u00e1rez lidera como el barrio m\u00e1s caro (US$2779\/m\u00b2). Le siguen Villa Udaondo (US$2640\/m\u00b2) y Don Bosco (US$2.513\/m\u00b2)<\/p>\n<p>En contrapartida, Don Orione registra la oferta m\u00e1s econ\u00f3mica, con un precio medio de US$592\/m\u00b2. San Jos\u00e9 con US$670\/m\u00b2 y Villa de los Trabajadores con US$685\/m\u00b2 completan el ranking de departamentos en venta con los valores m\u00e1s accesibles. <\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/resizer.glanacion.com\/resizer\/v2\/YH3GENUWS5DCDFLQYRYHS4OXQY.jpeg?auth=90e79240b10606672b248800377a28aff0e8a391f953faf7dfca553b9686bbaa&amp;smart=true&amp;width=1179&amp;height=546\" alt=\"Los valores de metro cuadrado promedio por barrio\" height=\"546\" width=\"1179\" \/><\/p>\n<h1>Los barrios en los que conviene comprar un departamento para alquilar<\/h1>\n<p>En t\u00e9rminos de renta,<b> el escenario tambi\u00e9n se est\u00e1 moviendo<\/b>. En GBA norte, <b>la relaci\u00f3n alquiler\/precio es del 5,49% anual<\/b>. Se necesitan <b>18,2 a\u00f1os de alquiler para recuperar la inversi\u00f3n<\/b>, un 12% menos que hace un a\u00f1o. Presidente Derqui encabeza el ranking de rentabilidad con un retorno bruto del 8,7%, seguido por Don Torcuato (8,5%) y Villa Maip\u00fa (8,3%). En el otro extremo, Vicente L\u00f3pez (3,7%), Del Viso (4%) y Nordelta (4,2%) ofrecen menor rendimiento.<\/p>\n<p><a href=\"https:\/\/www.lanacion.com.ar\/propiedades\/construccion-y-diseno\/cuanto-cuesta-remodelar-un-bano-en-febrero-2026-segun-cada-presupuesto-nid11022026\/\">\u00bfCu\u00e1nto cuesta remodelar un ba\u00f1o en febrero 2026, seg\u00fan cada presupuesto?<\/a><\/p>\n<p>En<b> GBA oeste-sur,<\/b> la ecuaci\u00f3n es a\u00fan m\u00e1s atractiva para quien busca renta: <b>la relaci\u00f3n alquiler\/precio trepa al 6,61% anual <\/b>y el recupero se acorta a<b> 15,1 a\u00f1os, un 11% menos que hace un a\u00f1o<\/b>. Gregorio de Laferrere lidera con un retorno bruto del 9,8%, seguido por Paso del Rey (8,9%) y Rafael Calzada (8,6%).<\/p>\n<p>\u200bDe acuerdo a un relevamiento de los inmuebles publicados en venta,
